Dear John and Sevim,
I really had to write to you both to say how happy my wife and I are with the purchase of our property through Akbuk Estate. We had two visits to Akbuk before we saw the house that we liked last January, and at no time did we feel under any pressure to buy. When other estate agents would have been pushing for a sale, you were more than happy to let us take our time to consider the options and decide what was in our own best interests.
The work that you have done during the time of purchase regarding the legal aspects has taken a huge load off our shoulders, and knowing that we could trust you to act on our behalf made the whole process very easy. Where else could you say to an estate agent “That’s the house we want,” and then fly out of the country leaving everything to be sorted out? The way you met us at the airport, welcomed us to the area, built up a friendship and the meals that we have shared, has made us feel that we are already part of the community.
When we returned in March to begin the process of making the villa into the home that we want to have for our retirement at some stage, we were very grateful to you for arranging for contractors to meet us at the property, and to translate when necessary. It was refreshing working with Estate Agents who were more interested in finding what we wanted rather than just trying to make a sale. Sevim and John took a great deal of time showing us a range of properties which were within the specifications we gave them. Although it took two trips to Akbuk before we found the right property, Sevim and John were always happy to help. We never felt any pressure to buy as they said what was most important to them was that we were happy with the house that we chose.
Having found a house we wanted to buy, we were fully supported through all the legalities. This included the services of an independent translator who provided verbal translations during the drawing up of the contract by the solicitor and the registration at the Notary Office . We were later given a written copy of the contract in English.
In Britain, we would not have received this level of service from an Estate Agent. However Sevim and John’s help did not stop there. They helped us to register with the Tax Office; to open a bank account and recommended builders to give us quotes for the work we wanted done on our house. We gave Sevim limited Power of Attorney so she was able to carry out other legal requirements on our behalf after we returned to Scotland. We were kept informed every step of the way by email.
We now regard Sevim and John more as friends than Estate Agents, and if we need information about where to pay bills, etc. they are still happy to help.

We have recently completed buying a property from Sevim & John at Akbuk Estate in Akbuk Turkey from a viewing that they took us to see off plan in March 06. They were extremely friendly, helpful and accommodating in explaining the Turkish system in buying a property, in a way that was comprehendible to non experts. Whilst John's first language is English, Sevim also speaks fantastic English, which made the whole process of buying a property abroad easier than we could have ever imagined. Together, they took us to view several sites in Akbuk with no pressure to buy. But when we saw the Mandalya property site along with the plans we knew it was the place for us, we instantly fell in love with the views overlooking Akbuk Bay. From the beginning of the buying process right through to the end, including getting the deeds and connections, we were in capable hands. Furthermore we were also introduced to the builder Besim, another employee who speaks good English. Besim was extremely co-operative and helpful in discussing the fine details of the finishing touches in our new holiday home, which was to be in the most outstanding building overlooking Akbuk Bay.

Akbuk-Estate what can I say simply the best my wife & I purchased a property in Akbuk in June 2006 through Sevim & John at Akbuk estate it was completed & the keys handed over as promised on the 2nd of August but as you will soon find out about Sevim & John it is not just about the sale as is with most estate agents the back up and after sales service would put most UK estate agents to shame my brother in-law purchased a property in Altinkum through another company 2 years ago and is still trying to get the paperwork sorted out Sevim is now trying to get it sorted out for him (free of charge I would like to add) and this sums up what Sevim & John do for people (Sevims Mother another lovely lady lives upstairs from my brother in-law that is how we met her) anyway to sum up Akbuk-Estate if you want to buy property in the Altinkum/Akbuk area go see Sevim & John at Akbuk-Estate they are totally professional and a pleasure to do business with nothing is too much trouble for them and you will soon find they become your friends and not just some agent who takes your money and runs they made our decision to buy abroad easy from signing the contract to getting the house furnished water & electric supplied our tax no. etc I could go on and on about how helpful Sevim & John are (they will probably think I’m angling for another meal in that beautiful fish restaurant they took us to) but if you read this on the web site I mean every word I say buying through Sevim & John at Akbuk-Estate is a simple & worry free process they really do take care of everything, looking forward to seeing you both in May.

We were fortunate to find Akbuk Estates searching through the internet prior to visiting Turkey with a view to buying property in October 2006. Reassuringly we could contact their UK representative Jeff Babby in the UK to discuss our requirements prior to our departure.
Once we were in Turkey Akbuk Estates picked us up from our rented apartment and proceeded to spend 2 to 3 days showing us around a selection of available properties. We were immediately impressed by the friendliness and professionalism of both Sevim and John together with Nancy one of their staff. We were shown a broad range of properties all within our budget and at no time did we feel pressured to make a decision.
Needless to say we found the right property in the right place at the right price. At this stage Akbuk Estates surpassed all our expectations organising all the legal procedures with an interpreter and notorised translation of all documentation, quotations from building companies and fitting out options for our property with a speed and efficiency that would leave any UK Estate Agency standing. We left Turkey 2 weeks after arrival with an agreed process to complete the property within 2 months. We received confirmation within 3 weeks that the property was legally ours and we were kept updated weekly on the builders progress.
We are now back in Turkey at the end of January 2007 the proud owners of a well finished villa that we are delighted with. At this stage one would expect the service to stop but John and Sevim carry on with assistance in connecting services, obtaining visas and introductions to a wide range other people who have either moved permanently to Turkey or are seasoned visitors who come on a regular basis.

Our introduction to Turkey and the above company came about in a rather unusual way, Last year our son and his Wife Helen bought an apartment in the Aegean coastal region of Turkey and invited us to join them in September for a short holiday whilst they spent time furnishing their new holiday home, it should be mentioned before going any further that having owned three different homes in the Med over a period of twenty years we had finally sold, becoming totally at odds with the massive expansion of high rise buildings, so it could be said that we have some experience of “Foreign parts”. Our arrival in Bodrum airport was in sharp contrast to anything we had been used to. We were met by Jeff Babey Akbuck Estates English Agent, whose own house we spent a most enjoyable time in, with comfortable surroundings and fantastic see views. We then met Sevin and John the agency owners, who were timeless in showing us not only various types of property, but interspersed this with trips showing us the area and some of the history as well. Sevin is Turkish educated at a top British university and Husband John has a building background, this gives any prospective buyers a perfect mix for all the many questions that need to be answered before making the important decision, all the new properties we were shown were of an extremely high build quality and almost all with sea views.
What inspired us most? Well unlike the large high pressure agents with their sponsored air fares etc, we were taken to the airport for our return trip like old friends with the following advice ringing in our ears “Go home and have a good think about it before making a decision”.

I came to Turkey in October 2005 with the intention of buying a property,I was fortunate to be put in contact with Sevim and her husband John at Akbuk estate.On arrival I was made to feel welcome and at ease.Sevim had arranged accomodation at a great place (and cheap) and also picked me up from Bodrum airport at an unholy hour.The first thing Sevim told me was that I ought to go to as many estate agents as I could and see who I thought would suit me best----"Did she not want my custom" I asked myself but,I doubt if any fail to go through with buying with anyone else once they have met Sevim for she is quite frankly the very best.I looked around ,spoke to others(and there are more people selling property in Altinkum Didim than in London ! )and decided that Sevim was head and shoulders above the rest.Sevim speaks perfect English,is extremely intelligent,witty to boot and has a local knowledge beyond compare.She knows where to go and who to see and appears to have contacts everywhere.Sevim found me an ideal place and ran me here, there and everywhere to complete the deal,my head was in a whirl but,I was in the most capable of hands and soon all was done with the minimum of fuss.I did however encounter a few problems over the month prior to recieving my title deeds (Tapu) but of course Akbuk Estate Sevim went out of her way to put everything in order,without her I would have been lost.I would recommend anyone buying in Turkey to contact Sevim,a more honest,reliable and caring person I have seldom met,and for these reasons I now consider her to be a friend as well as the best estate agent in Turkey.

Dear Sevim & John,
We are arrived home safely after a great break in Akbuk. I must say I’m feeling a little homesick for my Turkish villa at present!!
We want to thank you both for your assistance over the past four months in helping us acquire our place in the sun. I would never have imagined last year this time ever taking such a big step but thanks to Sevim, who managed all the administration, the whole process was amazingly simple. I still can’t believe it’s really happened but often remember the first moment I set eyes on the villa – I knew in my heart it was what I wanted.
As you may remember, I had been to see many apartments in Altinkum with other agents before visiting Akbuk, who all promised to show me places with seaviews, which was the number one criteria for me. None of the viewings showed even a glimpse of the sea so you can imagine my delight when Sevim took us to see this brand new villa with a roof terrace, overlooking the bay with breaktaking views. We are arrived home safely after a great break in Akbuk. I must say I’m feeling a little homesick for my Turkish villa at present!!
We want to thank you both for your assistance over the past four months in helping us acquire our place in the sun. I would never have imagined last year this time ever taking such a big step but thanks to Sevim, who managed all the administration, the whole process was amazingly simple. I still can’t believe it’s really happened but often remember the first moment I set eyes on the villa – I knew in my heart it was what I wanted.
As you may remember, I had been to see many apartments in Altinkum with other agents before visiting Akbuk, who all promised to show me places with seaviews, which was the number one criteria for me. None of the viewings showed even a glimpse of the sea so you can imagine my delight when Sevim took us to see this brand new villa with a roof terrace, overlooking the bay with breaktaking views. We would like to express our gratitude for all your help and assistance during our June 2006 visit to Akbuk, and first ever visit to Turkey.
Right from the moment (01.30am) that John picked us up at the airport, he put us at our ease and gave us lots of useful background information during the 60 minute trip to the comfortable Sahil Otel, where we were to stay and where your office is located. This was a lovely beach side location where relaxation was never a problem.
For the first couple of days you ferried us around to show us what the region had to offer and to help us define the type of property we were interested in, the location and the price range. We soon determined that our main priority was a 3-bed holiday home for ourselves, children and grandchildren to enjoy and were impressed with the beauty and tranquillity of Akbuk. We decided that we wanted a house close to the sea and not too far from shops, restaurants, etc.
Over the next few days we viewed a selection of likely properties within our price range. We appreciated that the daily viewings were limited to around 4 houses - ensuring that we had plenty of time to look at each house and its immediate area, all in a relaxed manner and totally devoid of any pressure. We also had lots of free time to relax, think about the houses we had seen and enjoy the sun, sand and sea - making it an enjoyable holiday experience as well as a house-hunting visit.
We soon found a property that we liked but the vendor then tried to put the price up. We very much appreciated Sevim's advice and professionalism in this tricky situation. It was very clear that we were her clients and that she had our best interests at heart. However, every cloud has a silver lining and next day we found a property we liked better - at the right price and only 50 metres from the beach!
The speed at which things moved after our decision to purchase was, compared to British practice, breathtaking. Sevim was a pillar of strength throughout and again her professionalism was to the fore as she guided us through Solicitors and Notary procedures and organised an independent translator to ensure we understood the contracts, procedures, etc. Not only that but she arranged for contractors estimates for some building work to the house, including remedial plastering, wrought iron balustrade, bathroom and kitchen fitting, installation of solar panels and a canopy to the sun deck. We met with the selected contractor and visited one of his current developments to view the quality of workmanship, etc before agreeing a price for the work and payment schedule. John, who has extensive experience in construction, has agreed to keep a watchful eye on the building work as it progresses, with all internal works to be complete before September.
When we returned to the UK we collected the money together and within 2 weeks the purchase contract was completed. We are very much looking forward to our return visit in September when we will get the house furnished and ready for family holiday visits.
We are very happy to recommend the services of Akbuk Estates to anyone who is thinking of buying a house or apartments in the Akbuk or Altinkum areas. You will not get a hard sell, but you will get friendly and professional assistance from people who are well connected and have a good selection of available properties of all types and sizes.

Over the Past 2 Years since Sevim and John of Akbuk estates, helped us find our dream property in Akbuk, they have assisted us on numerous occasions with any query or problem we may have had, and helped resolve it, causing us little or no stress worrying about a propety 2,000 miles away.
