Buying Procedure

The process of buying a property in Turkey
The following information is intended to help you understand the process of buying a property in Turkey.

Once you have decided on which property to purchase, we will take you to the solicitors' office where the sale agreement will draw up.

The solicitor will make sure that the title of the property is checked; that the person who is selling the property actually owns it; whether there are any charges on the property; where applicable that building licences and permissions are in order; and that the terms and conditions stipulated by the seller is checked for fairness. The legal translator will translate the sale agreement from Turkish into English. The solicitor, buyer and seller will sign the sale agreements, each party will get the sale agreement in Turkish and in English, and this will be given to Akbuk Estate Agency for our records. The deposit, legal fees need to be pay at this stage.

Other Costs
Akbuk Estate Agency fee 3% total price of the property.
Buyers tax : Approximately 1.5% of the sale agreement price (declared price of the property)
Title Deeds Application £200

Akbuk Estate will then arrange for the paper work and the locating map to send to the title deeds office for the transfer of the title deeds into your name. The title deeds office will send the necessary papers to Izmir for the military check. This military check is only to determine that the area the property is in is not within a certain kilometre radius from a Turkish military base (this could take approximately 3 months).

Once the title deeds have authorized, we will inform you. This is the time, when you need to pay the buyer’s tax, insurance and the water and electricity connection fee. We will inform you of all payments that need to made at this time (as reflected on your payment plan).

Notary Charge (if required) £60
Water & electricity connection fee : Approximately £300 depending on type of the property and location

If property bought in a complex: There is an average maintenance charge of £150/£750 when purchasing property, the buyer will be responsible for paying the water and electricity connection fee. We, at Akbuk Estate can organize this for you when you give us power of attorney to act on your behalf.
